Property managers are welcome. Estate agents are not. Domicium is for people who own or run buildings — including in-house and professional managers acting for verified owners. What is excluded is brokering: listing property you neither own nor manage. The system checks that before it accepts a listing and turns it away, so this is a rule the platform keeps, not one we ask people to keep.

A ledger that cannot be quietly edited
Every rent run, invoice and receipt posts to double-entry. Once an entry is posted it can never be changed or deleted — a correction is a reversal and a fresh entry, and both stay on the record. Nothing posts at all unless debits equal credits.
Ghana VAT and withholding, computed not bolted on
Levies compute on the net and VAT on net plus levies, which is what produces the compounded effective rate. Cedi-first throughout, and original-currency values are never overwritten.
Maintenance tied to the units it bills
Planned upkeep, statutory checks, contractor jobs and procurement run against the same assets the ledger charges — so spend per unit is a fact, not a reconciliation exercise.
Permissions the interface cannot talk its way around
Every record checks who is asking before it is handed over. We do not rely on hiding a button — what someone can reach is the same whether they use the menus, a saved link or anything else.

Worth knowing before you commit
- Online card and Mobile Money collection is not live yet — payments are recorded and confirmed, not taken on-platform.
- There is no supplier self-service portal; vendors are managed from inside Domicium.
- No live bank feeds. Reconciliation works from statements you import.
- No direct filing to the GRA. VAT and withholding are computed and reportable, not submitted for you.
